Siding Cost Guide

How Much Does Siding Cost in Portland? (2026 Guide)

Fiber cement siding runs about $6 to $15 per square foot installed as a national market range, which is roughly $7,200 to $18,000 on a typical 1,500 square foot Portland home. Vinyl is cheaper at about $4 to $12 per square foot. Those are market averages, not a Gorilla Works price. What your house actually costs comes down to its size, whether the old siding comes off, and what the crew finds on the wall.

By House Size

Rough Fiber Cement Siding Cost by Home Size

Siding is priced by the square foot of wall, not floor area, so a single-story house with a big footprint can have more siding than a compact two-story. These are national installed ranges for fiber cement from HomeGuide, materials and labor together. Use them to sanity-check a bid, not as your quote.

Home sizeApprox. siding areaInstalled range
~1,000 sq ft home~800 sq ft of siding$4,800 - $12,000
~1,500 sq ft home~1,200 sq ft of siding$7,200 - $18,000
~2,000 sq ft home~1,700 sq ft of siding$10,200 - $25,500
~2,500 sq ft home~2,100 sq ft of siding$12,600 - $31,500

James Hardie branded siding often sits at the upper end or above, because HomeGuide puts Hardie board at roughly $16 to $40 per square foot installed once old-siding removal, prep and a premium style are in the number. This Old House lists a national project average near $14,674 and a 1,500 square foot range of about $7,500 to $21,000, which lines up with the table.

Want a rough estimate of your own wall area? Measure the length of each outside wall, multiply by the wall height (about 9 feet for one story, 18 for two), and add them up. You do not subtract much for windows and doors, since the crew still trims and flashes around every opening. A plain single-story ranch is usually near the low end of its row; a two-story house with lots of gables, dormers and corners lands high, because every break in the wall is more cutting, flashing and trim. That is the single biggest reason two bids on houses of the same square footage can be thousands apart.

Portland Specifics

What Changes the Price on a Portland House

The national ranges above do not know how old your house is, and in Portland that matters. The Census Bureau's 2020-2024 American Community Survey puts the median year built in the City of Portland at 1966. On the same survey, Gresham's median is 1981 and Beaverton's is 1987. Of Portland's 307,719 housing units, 195,145 (63.4%) were built before 1980, and 82,545 (26.8%) were built in 1939 or earlier.

Why house age moves the number. An older wall has taken more decades of rain behind its siding, so on an older Portland house there is a better chance the tear-off turns up soft sheathing or framing that has to be fixed before new siding goes on. That repair is not in any of the per-square-foot ranges above. It is the main reason a Portland bid can land above a national average, and it is why tear-off is a line on our written estimate and you see the bare wall before it is covered.

Do you need a permit to replace siding in Portland? Usually not for the siding itself. Portland Permitting & Development lists replacing or repairing siding that is not required to be fire-resistant among the one- and two-family home projects that do not need a building permit, and notes the work still has to meet the Building and Zoning Codes. If the wall behind the siding needs framing work, we check with the city whether that repair needs its own permit before it starts.

The catch in historic neighborhoods. If your house sits inside one of Portland's Historic Districts, Zoning Code 33.445.200 makes exterior alterations subject to historic resource review. The exemption for work that needs no permit only applies when the change does not alter exterior features listed in the district's documentation as part of its historic significance. So a change of siding on a listed house can need review even with no building permit. That review is its own step before work starts, so we look your address up on the city's zoning map before we quote.

We did not find a published, checkable siding cost survey just for Portland, so the ranges on this page stay national. The local factors above are what usually move a Portland number away from them.

What Moves Your Number

Six Things That Decide What You Actually Pay

Two quotes on the same house can be thousands apart because of what is, and is not, in them. Here is where the money goes.

How much siding your walls have

Priced per square foot, so square footage of wall is the biggest driver. Two stories, dormers and complex shapes add both material and labor.

Tear-off and haul-away

Removing old siding runs about $0.70 to $2 per square foot on its own (This Old House). It is a line on your written quote, so the wall gets inspected before anything new is covered up.

What is behind the old siding

Soft sheathing or framing found at tear-off has to be repaired, and that is real carpentry. You see it before it is covered, and any permit that work needs is handled.

Trim, flashing and detail

Windows, doors, corners and roof lines all need flashing and trim. A house with lots of openings costs more to do right than a plain box.

Finish: ColorPlus vs field paint

A factory ColorPlus finish costs more than primed board, but it skips a separate paint job. Painting a house runs about $1.50 to $5 per square foot on its own (HomeGuide).

Product style

Lap, panel, shingle and board-and-batten price differently. HomeGuide puts Hardie plank around $18 to $30 and panel around $16 to $28 per square foot installed.

Fiber Cement vs Vinyl

Why the Cheaper Material Is Not Always the Cheaper Decision

Vinyl siding runs about $4 to $12 per square foot installed, against roughly $6 to $15 for fiber cement (HomeGuide), so vinyl usually wins on first cost. The gap closes when you look further out. Fiber cement does not rot, warp or melt the way wood and vinyl can in a wet climate, and James Hardie backs the board with a 30-year non-prorated product warranty and a 15-year warranty on the ColorPlus factory finish. For a house that stands in Northwest rain most of the year, a lot of homeowners spend more up front to repaint and replace less later. One thing to know about us: we install fiber cement, not vinyl siding, so if vinyl is honestly the right call for your budget we will tell you that at the estimate instead of quoting it.

More on the product itself: James Hardie siding. How a job actually runs: siding installation. Local permit rules and housing age by city: Gresham, Beaverton, Hillsboro and Vancouver, WA.

How We Price a Job

One Written Price, Nothing Hidden

We come out, measure every wall, and give you one written price that names the exact James Hardie product, the trim and the flashing for your house, so you can compare it with any other bid line for line. Tear-out and haul-away of the old siding are listed on your written estimate. If we open the wall and find rot, you see it before it is covered and we price the repair in the open, not as a surprise at the end.

Gorilla Works is licensed in Oregon (CCB #198186) and registered in Washington (L&I EXTERDC884PP), every install crew is led by an installer with 5+ years of experience, and our crews bring the same flashing standard Exteriors Design, the company behind Gorilla Works, uses on commercial buildings across the Northwest. Every job carries our limited 5-year workmanship warranty on the siding install, on top of Hardie's product warranty. For qualified homeowners we offer zero-down financing through Service Finance, so the whole house can be done at once. All financing is subject to credit approval. Rates, terms and payments may vary based on credit. See the financing plans.

FAQ

Frequently Asked Questions

Have questions about materials, pricing, or installation? Here are the answers homeowners ask us most.

How much does siding cost in Portland?-
Fiber cement siding runs about $6 to $15 per square foot installed as a national market range (HomeGuide), which works out to roughly $7,200 to $18,000 on a typical 1,500 square foot home. Hardie-specific estimates that include tearing off the old siding and premium styles run higher, up to about $16 to $40 per square foot. Your real number depends on your house, which is why we give a written quote.
Is James Hardie more expensive than vinyl?+
Yes, up front. Vinyl siding runs about $4 to $12 per square foot installed (HomeGuide), so it is usually the cheaper material. Fiber cement costs more but lasts longer in a wet climate and carries a 30-year product warranty, so homeowners often weigh the lower lifetime upkeep against the higher first cost.
What makes one siding quote higher than another?+
Three big things: whether the old siding is torn off and hauled away, what the crew finds on the wall once it is open, and how much trim and flashing detail your house needs around windows, doors and corners. Two stories and hard access also add labor. A quote that looks low often leaves one of these out.
Does the price include removing the old siding?+
Every Gorilla Works siding quote lists tear-out and haul-away of the old siding on the written estimate, so we can inspect the wall before new siding goes on and you are not left with a pile in the driveway. Removal alone runs about $0.70 to $2 per square foot as a market figure (This Old House), so always check how a bid handles it.
Can I finance a siding project?+
Yes. Gorilla Works offers financing through Service Finance Company, LLC for qualified homeowners, with no interest and no payments for 12 months, long-term plans like 6.99% APR over 180 months with payments from $27 a month (Plan 4089), or 9.99% APR over 97 months from $20 a month. All financing is subject to credit approval. Rates, terms and payments may vary based on credit. Full terms are on our financing page. That lets a lot of homeowners do the whole house at once instead of one wall at a time.
