Milgard Certified Installer · Portland & Vancouver, WA

Casement Windows in Portland, OR

Gorilla Works installs Milgard casement windows across Portland and Vancouver, WA. A casement cranks open on a side hinge, so the whole sash swings out and then pulls in tight against the frame when you close it. That gives it the tightest seal and the lowest air leakage of any window that opens, which is exactly what you want against our wind-driven winter rain. We are a Milgard certified installer, so your quote names the exact series on paper.

  • Crank-out casements in Milgard vinyl and C700 fiberglass
  • Low-E glass to the Oregon and Washington 0.30 energy code
  • Lifetime warranty on the window and the installation

Why casement windows seal so well in the Portland climate

A casement sash closes against the frame on all four sides, like a door, drawn in by the crank and held by the locks. There are no sliding tracks that have to stay loose enough to move, and nothing to loosen and leak as the years go by. That is why a casement has the lowest air leakage of any operating window, roughly 0.01 to 0.05 cubic feet per minute per square foot, where a double-hung or slider usually runs higher. Through our long wet, windy season that tight seal keeps drafts and wind-driven rain out and the heat in.

Because the whole sash swings open, a casement also moves the most air of any window, close to the full size of the opening, where a hung window only opens about half. Crank it toward the wind and the open sash scoops a breeze into the room. That is a real advantage in our mild Portland summers, when you would rather air the house out than run the AC.

Where casement windows work best

A casement is not the right answer for every opening. Here is where it earns its place in a Portland home:

  • Over a kitchen sink or counter, where a crank is easy to reach but leaning over to lift a sash is not.
  • Hard-to-reach spots, high on a wall or behind a counter or furniture, where the crank does the work for you.
  • Bedrooms that need an escape window, because a single casement opens wide enough to climb through and meet the egress rule.
  • Any wall where you want a cross-breeze, since the open sash catches and funnels the wind.

We do not put a casement where the open sash would swing out over a walkway, a patio, or a deck, or where you want to drop in a window AC unit for the summer. In those spots a slider or a hung window is the smarter call, and we will say so at the estimate.

The Milgard casement windows we install

We are a Milgard certified installer, and Milgard builds casements across its lines, so you can match the frame to your budget and your opening:

  • V300 Trinsic and V400 Tuscany vinyl. The value choice on standard openings, with the clean narrow frames most Portland homes want.
  • C700 fiberglass. The strongest frame we offer, best on tall casements where you want the sash to hold its shape and the seal to last for decades.

Fiberglass holds its shape best on a tall casement; vinyl is the smarter spend on standard sizes, and we will tell you which fits your house rather than push the pricier frame. Your written quote lists the exact Milgard series and the window count, so you can set it next to any other bid and compare it line by line. The two frame materials are laid out on our vinyl windows in Portland and fiberglass windows in Portland pages, and the full range is on our Milgard windows in Portland page.

Casement windows and the energy code

Every casement we install gets a Low-E coating and an argon fill, which brings it to a U-factor of 0.30, the ceiling Oregon sets for new and replacement windows. Washington sets the same 0.30 ceiling for Clark County, with a tighter 0.27 update proposed for 2027, and we spec the glass to pass on every Vancouver and Camas job. Because of that tight all-around seal, a casement often rates a notch better than a comparable hung or slider on both U-factor and air leakage, so it is a strong pick when comfort and a lower heating bill are the goal. For how Low-E, gas fills, and U-factor actually work, see our energy-efficient windows in Portland guide.

The honest trade-offs of casement windows

Most window pages only list the good parts. Here are the trade-offs worth hearing before you order a houseful:

  • The screen is on the inside. You see it from indoors, and it catches household dust, where a hung window keeps the screen on the outside.
  • The crank and hinge are moving hardware. They can wear over the years, more than the simple balances in a hung window, so an old crank may eventually need a part.
  • The open sash sticks out. That rules them out over a walkway, patio, or deck, and you cannot fit a window AC unit in a casement.
  • Very wide openings are better served another way. A casement sash has a width limit, so for a wide span a slider or a picture window makes more sense.

None of these are deal breakers. They just decide which rooms get a casement and which get a different style, which we sort out opening by opening.

Casement vs double-hung: which should you choose?

This is the choice most Portland homeowners are weighing, and here is how we talk it through at the estimate. Pick a casement for the tightest seal, the most airflow, and any spot a crank reaches better than a lift, like over a sink. Pick a double-hung for the classic look, easy cleaning from inside, a lower price on a standard opening, and places you want a window AC. Plenty of homes end up with a mix, a casement over the kitchen sink and hung windows in the bedrooms.

For the full operating-style breakdown, see our single hung vs double hung windows guide. To follow a window project from the first measurement to the final inspection, read our Portland window installation page.

What casement windows cost in Portland

Casement pricing comes down to your own house, so we will not print a number that is wrong for most people. What moves it: the count of windows, their sizes, the glass package, whether you choose vinyl or fiberglass, how straight and sound the current openings are, and the trim once each unit is set. A casement usually runs a little above a same-size hung window because of the crank hardware, but on the right opening the tighter seal and the extra airflow are worth it. The only accurate number comes from a free in-home estimate, where we measure each opening and write you one price with the exact Milgard series on it. Zero-down financing is open to qualified homeowners. For rough ranges before we visit, see our window replacement cost in Portland guide.

How we install your casement windows, and the warranty

The old windows come out first and leave with us, hauled off the same day. Then each casement is set by Milgard's factory-certified method and squared to Oregon code. The crank and the locks get adjusted so the sash draws in flat against the weatherstrip on all four sides, which is the whole point of a casement, and we flash and seal the opening against Northwest rain before trimming both sides. A bedroom escape window still has to open wide enough to climb through, and any glass beside a door, low to the floor, or next to a tub or stairs is tempered. We work one opening at a time, so your home is never left open to the weather, and a typical job is done a day or two after the glass lands.

A qualifying Milgard install comes with a Limited Lifetime Warranty on both the window and our workmanship, handed to you on paper before we touch the first old frame. Our warranty page spells out the coverage. For a storefront, office, or any larger commercial job, our Exteriors Design crews do the same certified work at scale, and we install casements across the river too, on our window replacement in Vancouver, WA page.

FAQ

Frequently Asked Questions

Have questions about materials, pricing, or installation? Here are the answers homeowners ask us most.

Are casement windows more energy efficient than double-hung?-
Usually, yes. A casement sash seals against the frame on all four sides, so it has the lowest air leakage of any window that opens, and it often rates a little better on U-factor too. The glass package and a proper install matter as much as the style, which is why we spec Low-E glass to code on every casement.
What are the downsides of casement windows?+
The screen sits on the inside, the crank and hinge are moving hardware that can wear over time, and the open sash sticks out, so they do not belong over a walkway or where you want a window AC unit. Very wide openings are better served by a slider or picture window.
Can a casement window be a bedroom egress window?+
Yes, and it is often the easiest style to meet the rule, because the whole sash swings open. It still has to give 5.7 square feet of clear opening (5.0 at ground level), at least 24 inches of clear height and 20 inches of clear width, with the sill no higher than 44 inches.
Does Milgard make casement windows?+
Yes. Milgard builds casements in its V300 Trinsic and V400 Tuscany vinyl lines and in the C700 fiberglass series, so you can match the frame to your budget and your opening. We are a Milgard certified installer.
Do you install casement windows in Vancouver, WA?+
Yes. We cover Vancouver, Camas, and Battle Ground, and we match the glass to Washington's 0.30 U-factor code on every job across the river.
