Sliding Glass Door Replacement in Portland: What to Expect, Door by Door

Quick answer

Sliding glass door replacement in Portland usually means a full new door unit, not new glass: the old frame comes out, a new Milgard door goes in square, flashed and sealed, and the old one is hauled away. Same-size swaps in Oregon need no building permit.

Sliding glass door replacement in Portland usually means a whole new door unit, not just new glass. The old frame and panels come out, a new Milgard sliding door goes into the same opening, and it is set square, flashed and sealed against our rain before the trim goes back on. In Oregon a same-size door swap needs no building permit, and the old door leaves with the crew.

When a sliding door needs replacing, not fixing

Gorilla Works does new installs and full replacements, not repair work, so this is the honest list of signs that a door is past the point of a tune-up:

  • Fog or moisture between the panes. The seal on the insulated glass has failed, and the cloudiness will not wipe off.
  • The door drags or jumps the track even after the rollers are cleaned. On older aluminum doors the track itself often wears down.
  • Water on the floor or swollen subfloor near the door after a storm. In a Portland winter that is the one to act on fast, because it is usually the framing underneath taking the hit.
  • Drafts you can feel standing next to it, or frost on the inside of the frame on a cold morning.
  • Single-pane glass, or an aluminum frame from the 1970s or 80s that sweats every winter.

Most of our window and door jobs are in homes built anywhere from 1942 to 2002, and in those houses the original slider is often aluminum or early vinyl, past its seal life and leaking at the sill. If the glass is fine and only the rollers are worn, a door shop can sometimes fix that. Once the frame leaks or the glass seal has failed, a new door is the fix that lasts.

The Milgard patio doors we put in

We install Milgard patio doors, the same brand as the windows we put in across Portland and Vancouver, WA. Milgard builds its patio doors in a few lines, and these are the ones that matter for most homes here:

Milgard lineFrameWhat it is like
Tuscany (V400)VinylMilgard's premium vinyl patio door. Thicker frame with a more traditional look.
Trinsic (V300)VinylNarrow frame for more glass and a clean, modern look. Pairs with Trinsic windows.
Ultra (fiberglass)FiberglassMilgard's fiberglass patio door, with a contemporary look. Milgard pitches it on strength and durability.

Whatever you pick, the written price names the exact Milgard series for the door, the same way it does for every window. If you are replacing windows at the same time, matching the door to the window series keeps the sightlines and colors the same across the back of the house.

Sliding, French or hinged?

Most Portland back doors are sliders, and a slider is still the right call when the door opens onto a deck or a tight patio, because it never swings into the room or the furniture. A hinged or French door gives a wider clear opening and a more traditional look, but it needs swing space. We install both, along with entry doors, and we will tell you at the estimate whether your opening can take a different style without new framing.

Safety glass: the rule your door has to meet

Glass in a sliding or swinging door counts as a hazardous location under the residential building code, so it has to be safety glazing, which in practice means tempered glass. Oregon's Building Codes Division also says that when glass in a hazardous location is replaced, the new glazing has to meet today's code. Every new Milgard patio door comes with safety glass, so a full door replacement takes care of this. It is one more reason swapping only the glass in an old frame is rarely worth it.

Do you need a permit to replace a patio door in Oregon?

Usually not. Oregon has one residential code for the whole state, and it exempts door and window replacements from a building permit as long as no structural member changes. That covers a same-size patio door swap. Widening the opening, or turning a window into a door, changes the framing and does need a permit, and we handle it when it does. The rules for Portland, Gresham, Vancouver and the rest of the metro are in our window and door permit guide.

How a Gorilla Works patio door replacement goes

  • Free in-home estimate. We measure the opening, check the framing and the floor at the threshold, and give you a written price with the exact Milgard series on it.
  • Order. The door is custom ordered to your opening, and we give you the install date when you sign.
  • Tear-out. The old door, frame and track come out, and we look at the framing underneath before anything new goes in.
  • Set and flash. The new door goes in level and square, with flashing tape around the opening and a sealed sill, so Portland rain runs out instead of in.
  • Trim and clean-up. New trim inside and out, the door adjusted so it rolls and locks smoothly, and the old door hauled away.

Warranty, in writing

Milgard warrants the door itself. Our install warranty is written into your contract: up to a limited lifetime workmanship warranty on installs marked Limited Lifetime on your estimate, and 5 years on installs not marked that way. It covers the install side, starts at substantial completion, and you register the product with Milgard. The details are on our warranty page.

Paying for it

We go over the payment schedule with you at the estimate. If you would rather spread it out, financing through Service Finance Company covers windows and doors: Plan 2012 is 12 months same as cash with zero interest and no payments for 12 months on approved loans of $1,000 or more, Plan 4089 is 6.99% APR over 180 months, and Plan 4150 is 9.99% APR over 97 months. All financing is subject to credit approval. Rates, terms and payments may vary based on credit.

Frequently Asked Questions

Can you replace just the glass in a sliding door?

Sometimes a glass shop can swap a failed glass unit, but the new glass still has to be safety glass, and it does nothing for a worn track, a leaking sill or a frame that sweats. We only do full door replacements, because that is the fix that solves all of it at once.

Will a new door fit my existing opening?

In most Portland homes, yes. Milgard doors are made to the size of your opening, so a same-size replacement needs no new framing and no permit in Oregon. If you want a wider door, that is a framing change and needs a permit, which we pull for you.

Do you replace patio doors in Vancouver, WA too?

Yes. We are registered in Washington and replace doors and windows across Vancouver and Camas. Permit rules differ by city on the Washington side, see our Vancouver window replacement page for how Clark County handles it.

Can you do the windows and the door at the same visit?

Yes, and it is the most common way we do it. One estimate, one install, and the door matches the window series. See our Milgard window replacement page for the window side.

Is a vinyl or fiberglass patio door better for Portland?

Both handle our wet winters. Vinyl (Tuscany or Trinsic) is the common choice. Fiberglass (Ultra) is Milgard's line built around strength and durability. At the estimate we look at the size of your opening and how much sun it gets, and recommend one. Ourvinyl vs fiberglass guide goes deeper on the trade-offs.
