The Short Answer

How High Can a Fence Be in Tigard?

The City of Tigard says fences may not exceed 8 feet in a rear or side yard and may not exceed 3 feet in a front yard. No building permit is needed unless the fence is a barrier around a swimming pool, but an encroachment permit is required if any part of it goes in the right-of-way or an easement. Gorilla Works checks the address, the easements on your plat and the line before we quote.

Tigard Rules in Practice

What 8 Feet and 3 Feet Mean for Your Yard

  • The 8-foot back fence. If you back onto Pacific Highway, Hall Boulevard or Highway 217, the extra height over the usual 6 feet buys real privacy from the road. Above 7 feet, Oregon's fence exemption from a building permit no longer covers it, so the tallest builds need a permit; we handle it.
  • The 3-foot front yard. A low cedar picket, a short run of vinyl or open chain-link keeps the street view clear. Taller privacy has to start behind the front yard.
  • Easements. Many Tigard lots have utility or drainage easements along the back or side. A fence that crosses one needs an encroachment permit, so we read the plat first.
  • City or county. Only part of Bull Mountain has been annexed into Tigard, and Metzger is unincorporated. Outside city limits the fence follows Washington County's code instead, even with a Tigard mailing address.

Tigard Ground

Two Kinds of Tigard Yard: Hillside and Wet Flat

Bull Mountain and the west hills. Bull Mountain rises to about 561 feet, so many lots on its streets slope from front to back or side to side. A fence there is either stepped, each panel level and dropping in steps down the hill, or racked, with the panel angled to follow the ground. Stepping looks crisp but leaves triangle gaps at the bottom; racking follows the grade so pets stay in. We show you both on your actual slope.

The valley floor and the river side. USDA soil data for central Tigard shows Aloha silt loam as the most common soil, rated somewhat poorly drained, with a seasonal water table around 21 inches down. Closer to the Tualatin River and Cook Park, soils like Cove silty clay loam and Huberly silt loam are poorly drained, with water near the surface in winter. Posts in that ground need gravel at the base and concrete crowned above grade, and that is where PostMaster G90 steel posts, which do not rot at the ground line, earn their keep.

River Terrace. The roughly 500 acres on Tigard's west edge brought into the urban growth boundary in 2002 are the newest part of the city. If your home there has an HOA, bring its fence design sheet to the estimate.

What We Build

Fence Options for a Tigard Home

Grade 1 cedar

The standard Tigard build: Grade 1 cedar boards, pressure-treated posts, stainless fasteners, a kickboard, and a 3-year written workmanship warranty.

Clear cedar on steel

Clear cedar, the fewest-knot grade, on PostMaster steel posts wrapped in cedar, with a 5-year written workmanship warranty. A good match for an 8-foot back fence.

Vinyl or chain-link

Vinyl when you want privacy with no staining; chain-link for the 3-foot front yard, a dog run or a back line along a greenway.

Colorbond steel

Steel panels in Woodland Grey, Jasper, Monument and other colors, carrying a 10-year materials warranty.

Material deep-dives: wood, vinyl, chain-link, steel, plus the full Portland fencing guide.

How It Works

Your Tigard Fence, Start to Finish

  1. Estimate. We walk the line, measure the slope, check city or county and any easement.
  2. Written quote with board grade, post type, heights and warranty spelled out.
  3. Permits if needed: encroachment for an easement, building for anything over 7 feet.
  4. Build day: old fence torn out and hauled away, posts set, then rails, boards and kickboard.
  5. Final walk with you.

Every install crew is led by an installer with 5+ years of experience. Price comes down to run length, material, height, post type and old-fence removal; see the fence cost guide for real numbers.

Gorilla Works did an amazing job with my new privacy fence. It turned out even better than I hoped for. Because the fence is so beautiful, I’m going to need to quit neglecting my yard and bring it up the beauty and quality of the fence. Highly recommend them. Pricing was really good, and they were very even able to start and get done in a shorter timeframe than anticipated.

FAQ

Frequently Asked Questions

Have questions about materials, pricing, or installation? Here are the answers homeowners ask us most.

How tall can a fence be in Tigard?-
The City of Tigard says fences may not exceed 8 feet in a rear or side yard and 3 feet in a front yard.
Do I need a permit for a fence in Tigard?+
No building permit is needed unless the fence is a swimming pool barrier, but an encroachment permit is required for any part placed in the right-of-way or an easement. A fence over 7 feet is past Oregon's building-permit exemption, so the tallest builds need one.
How do you fence a sloped Bull Mountain yard?+
Two ways: stepped panels that stay level and drop down the hill, or racked panels angled to follow the ground. Racking leaves no gaps at the bottom, which matters if you have pets. We show you both on your slope.
My address says Tigard but I am on Bull Mountain or in Metzger. Whose rules apply?+
Only part of Bull Mountain is inside Tigard, and Metzger is unincorporated, so many of those homes follow Washington County's code instead. We check before quoting.
